Our exhaustive efforts to secure extensive current retail and auction sales results, as well as dealer asking price comparables exemplifies our commitment to providing meaningful valuation updates. We are the only appraisal company with a network devoted to collecting the latest market data. Our knowledge of the market gives clients – both lenders and rental companies – the highest level of confidence in a Rouse Appraisal.

Rouse has developed the largest rental equipment knowledge base in the industry. This unique database is comprised of nearly one million individual pieces of equipment at nearly $20 billion in original cost. It includes over 13,000 different models in 150 categories. In addition, it incorporates the data from hundreds of thousands of retail and auction sales and dealer asking price comparables.

This vast database is continuously updated and expanded with information from a wide variety of sources including:

Retail Sales Comparables

Rouse is provided with billions of dollars of retail (i.e. direct to “end-users”) sales data annually from its clients. Rouse is the only appraisal firm in the industry that is supplied with this data and the only one with the experience, systems and processes required to accurately apply this sales data to current equipment fleets in order to determine Fair Market Value (FMV).

Rouse collects all equipment sales information on a monthly basis from virtually every top rental equipment company in North America and many authorized dealers for major manufacturers.

Auction Comparables

In addition to the auction data that is provided directly to Rouse by its rental company and dealer clients, Rouse’s field agents regularly attend auctions throughout the year covering a wide range of construction and rental equipment. This allows Rouse to monitor the qualitative factors that are influencing sale values (i.e. bidding activity, who is buying, crowd size, etc.) as well as capturing auction results that are not published publicly by the auction tracking publications.

On-site collection of auction data is supplemented with published auction information sources.

Dealer Asking Price Comparables

Rouse routinely reviews the equipment price lists from Rouse’s network of dealer clients.

These lists are supplemented with the following published information sources: Machinery Trader, Rock & Dirt, Contractors Hotline, Truck Paper, Crane Hotline, Crane Network and My Little Salesman.

Determination of Appraisal Values

Each month, after updated comparable information has been entered into our database; Rouse’s senior appraisers utilize comparable data, market trends, and equipment condition to assign an accurate appraisal value for each unique item in the Rouse Appraisal Book. Rouse Asset Services maintains a comprehensive network of resources dedicated to collecting the latest market value data. These values are continuously updated into our proprietary database, in order to fulfill our commitment to provide the most current and meaningful valuations of rental/dealer equipment fleets available anywhere.

Appraisal Process

The Rouse Appraisal Book is the only automated rental equipment valuation system in the industry. Our electronic process allows us to provide the most timely and accurate appraisals possible. Rouse is the only appraiser who can provide a true updated appraisal of your entire fleet within days. By monitoring the dealer/rental industry on a daily basis and constantly updating our database, we are able to leverage this information to efficiently reappraise customers that we are tracking through our system.

New Client - For a new Rouse client, the following procedure occurs:

Equipment List Delivery - Rouse submits a request for and receives an electronic transfer of a rental/dealer company’s equipment list. In addition to asset details, we also receive sales history from the company’s inventory system. This data is then downloaded into our proprietary software system.

Equipment Cleaning and Appraisal - Each Equipment unit is standardized and classified, after which it can be automatically recognized by the Rouse Appraisal Book. Each unit of Equipment is then assigned an appraisal value based on the most current values in the Rouse Appraisal Book.

Quality Assurance - Prior to publishing the final appraisal, Rouse senior appraisers utilize our extensive reporting engine and statistical analysis tools to review the updated values. Abnormal fluctuations in values are automatically identified by the system and brought to the attention of the reviewer for approval or modification.

Appraisal Delivery - Within days, a Rouse customer receives the appraisal in an electronic format. Bound appraisal copies and CD’s are also available at the request of the client.
